Are Plumbing Risks Covered by Homeowners Insurance? Are Plumbing Risks Covered by Homeowners Insurance?

If a homeowner buys an insurance policy, they believe that they are getting the coverage needed to protect their home and belongings. We often take it for granted that common risks like plumbing issues would be covered. The truth is, that many common risks aren't covered due to the fact that they can be prevented. When it comes to plumbing, you need to know what is covered and what is not. It's also important to find out what types of damage can be prevented with regular maintenance.

  1. When Are Plumbing Problems Covered?

There are times when plumbing problems are covered. If unforeseen and completely unexpected damage caused by the leak and or broken/pipes occur, then it will be covered. In many cases, the damage that results from frozen pipes and broken appliances will also be covered. The cost to repair your appliances or damaged pipes will have to come out of your pocket. Your homeowners insurance will also cover the cost of alternative living expenses if you need to leave your home for a few days.

  2. Will My Home Be Covered If My Plumbing Fails?

Water damage from frozen or broken water pipes can be extensive. It can damage the structure of your home, your possessions, and your décor and may also result in personal liability if someone is visiting your home and falls or slips due to the water on the floor. Most basic homeowners policies will cover these types of concerns, but they won't cover the damage to the plumbing itself. That will be your responsibility.

  3. What Problems Won't Be Covered?

Any problems that could have been prevented will normally not be covered. Problems that were caused off of your property may not be covered either. This type of damage will normally be the responsibility of the utility company. Backed-up sewer pipes and pipes that have been poorly maintained are also on the list of perils that aren't always covered. When you initially read through your policy, take a few minutes to ask questions to know what events won't be covered.

  4. Regularly Scheduled Maintenance

Regularly scheduled maintenance will allow you to locate weak areas in your plumbing long before they become major problems. When your plumber identifies areas that may cause problems in the near future, you will have the option to get them taken care of before they can cause damage to your property, your possessions, or yourself. While it's important to have your pipes inspected, you should also have your drains cleaned occasionally.
